Why choose a builder who does not let you pick the items that reflect your taste? Deciding
to build a custom home can be very trying experience. However, we
hope that we can make it an enjoyable experience.
- Our initial
meeting will be a discussion of your wants, wishes,desires
in your new home,and the availability of lots in the area.
- The next step,
if you have not already done so, is for you to contact a mortgage
company or bank for a pre-qualification of a loan amount. I can suggest
several mortgage companies for you to contact.
- You may work
with the builder or a designer to develop your own
unique floor plan. I do not have a set of standard plans that I
build. All homes are one of a kind. If you choose to redesign one
of our existing plans or want to have a plan drawn custom we can suggest
a draftsmen.
- You will be
asked to pay the designer for your plan preparation. ( If you decided to build with another contractor.)
- Once I have
a set of plans and specifications I will obtain a cost from sub-contractors
and suppliers to prepare a bid. The bid will contain a list of allowances
for such item as carpet, tile, appliances, plumbing fixtures roofing,
hardware, wall paper, brick, Lighting, and etc.
- If the proposed
bid is acceptable, we will prepare the contract and ask that 10%
payment be made.
- Construction
usually requires 4 to 6 months after the slab is poured, depending
on the weather.
- Selections
of the owner's choice will be scheduled ahead of the time they
are needed. A representative will accompany you to assist in your selections.
- Any cost above
the specified allowances is expected to be paid at the time of selection.
